How to perform your own lien, deed and title search.

The first step in performing your own title search is visiting the local county recorder's office. Some property records and images are indexed in an online database or title plant while older records are kept in the form of microfilm/microfiche with the county recorder. Many counties today have online access to property lien and title records, while many counties do not provide any web access to indexed records and/or require an account or subscription, which generally includes advanced payments in a monthly or annual membership. Most rural counties do not provide public access and require a local title abstractor or real estate attorney to perform title searches and document retrieval.
 
With the advent of digitized records and imagery, there are several prominent companies that can provide direct and immediate access to critical data for title, lien and foreclosure information for home buyers and real estate investors. Attorneys use these services to locate property assets within a state or multiple states, and owned by an individual or entity for the purpose of securing  liens or for judgment recovery efforts.
